Can you hold a place before I apply?
We rent properties on a first-come, first-served basis once a completed application and fees are submitted. If you are interested in a home, we recommend applying as soon as possible to secure it. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property, but typically you’ll need to pay the first month’s rent and a security deposit. Your security deposit is intended to cover any potential damage or cleaning expenses (if any), and it is NOT your last month’s rent. -
How old do you have to be to apply?
You must be at least 18 years old, as well as any occupant over 18 must apply. -
Is the deposit refundable?
Yes. As long as there is no damage beyond normal wear and tear, and you’ve met the terms of your lease, your security deposit is refundable. Deductions may apply for damages, cleaning, unpaid rent and fees. -
Who needs a cosigner?
If an applicant does not meet our income, credit, or rental history criteria, a cosigner may be required. Cosigners must meet financial qualifications and sign a guarantor agreement. -
I’m interested in a property. How do I apply?
You can apply online (preferred) or in person. To process your application, we’ll need a completed form, the application fee, and supporting documents like proof of income and a valid ID. -
How do I pay rent?
Rent can be paid online through your tenant portal, via automatic bank transfer, or by check or money order depending on the property. We encourage online payments for convenience and quicker processing. -
I want to get a pet. What do I do?
Please review your lease and contact us first. Some properties allow pets with a pet deposit or monthly pet rent, while others have specific restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants are typically responsible for the lease until it ends. If one person wants to stay, they may need to requalify on their own or find an approved replacement. Let us know and we’ll help guide the process! -
My lease is ending and I plan to move out. What’s next?
Our leases require written notice before vacating. Check your lease for the notice period and submit your written intent to move out before the deadline. You can do it via your Tenant Portal, by emailing to info@simplyhomerealty.com or by delivering a written notice to our office. If you would like to ensure that you meet the move-out standards, we recommend ordering a pre-moveout inspection and we will be happy to help you! -
Who handles repairs and maintenance?
We take care of all routine maintenance and repair requests. Tenants are responsible for damage caused by negligence or misuse. You can submit maintenance requests easily through your online portal.
