  • Coordinate and conduct all showings of your property
  • Conduct and monitor all advertising and rental marketing of your available property on more than 10 rental platforms nationwide
  • Tenant Screening and Selection:
  • Thoroughly screen all prospective tenants and conduct verifications of credit history, criminal background, previous rent, and current employment
  • Solve any issues that may arise with tenants
  • Financials/Rent Collection:
  • Collect first month’s rent and security deposits
  • Collect and deposit all rent monies
  • Provide owners with monthly statements, owner draw deposits, and 1099 form
  • Maintenance Coordination:
  • Handle maintenance issues and coordinate repairs as needed in a timely manner
  • Walk through the property with new tenants, explaining care and maintenance expectations and instructions
  • Conduct periodic inspections of the property
  • Communicate with homeowners associations (HOAs and COAs) as needed
  • Move-In and Move-Out:
  • Prepare all necessary paperwork, including lease agreements, addendums, mandatory disclosures, rules & regulations, CC&R’s, condition reports, receipts, and other paperwork as needed​
  • Conduct move-out walk-through inspections, assess for damages, and write report
  • Return move-out tenant's security deposit monies, deducting costs of damage repairs
  • Coordinate any repair work and prepare property for move-in ready condition
  • Utility management while property is vacant

  • This plan is ideal for homeowners who would like to manage the property on their own, but would like assistance with finding tenants, marketing the property, and coordinating the move-in process. With this service, we will take care of the following:
